Fire Doors

Final exit doors, solid core and smoke doors are tested also however have different standards that they are held to. Whilst technically, fire and smoke doors are considered a passive fire measure, they are typically treated with the active measures as regular maintenance is required

WHEN

(frequency of testing)

  • Bi-Annual – All common
    area doors
  • Annually – All doors, both common area and
    SOU (Sole Occupancy Unit within a Class 2 or
    Residential building)

WHAT

(is required to be tested or verified)

  • Modifications
  • Markings and Signage
  • Clearances in the closed position
  • Hardware – Locksets, latches, hinges and sequence selectors
  • Door closers and frictional forces
  • Seals
  • Door leaves
  • Door frames
  • Other items such as auto releasing latches, dampers etc dependant upon application

HOW

(What method is used)

  • Closed door inspected for clearances greater than 3mm or 10mm at the bottom
  • Door closes freely, without slamming and correctly self latches, check that hardware is compliant, working freely and free of defect. Closer not leaking oil. Adjustment of doors will be attempted at this stage.
  • No non-compliant hardware is fitted to the door or frame (eg bolt style locks or chains)
  • Door and frame are free from damage or holes from previously installed hardware
  • Door AND frame are tagged and show the FRL of each unit
  • Seals are intact and correctly installed
  • Frame is back filled in accordance with AS1905.1-2005 or AS1905.1-1997
